BUA =400000 sft approx.
The project has been conceived as an architectural aperture created by built form for the city & the bustling metropolitan context.
A grand entry has been envisioned where the large scale aperture is approached by stairs and ramps to the main plaza from where different circulations can be distributed, thus providing easy access to public services & amenities. The fore ground will also have a shallow water body to accentuate the entry.
it would stand as an urban land mark and complement a plaza for the visitors and users as well. by means of organization of masses & semi open/open spaces. the building would invite public activity in the foreground as well as serve as the head office of national housing authority keeping in mind the functional organization of NHA. the base is basically formed of multi-purpose spaces that can operate independently to opportune rental uses. Due to its position between the main two tower blocks it simplifies the structural system. The total system would grow vertically depending upon future needs as unused floor areas can be utilized according to unrestricted FAR.
The office blocks are oriented in a way that they can work as a receptacle for ventilation & lighting. the building form can help to reduce air-conditioning & lighting costs, as solar heat gain would be reduced.
More ever the tower blocks are perforated where possible to further enhance vistas & natural air flow. The voids created in the tower also provide interesting concession spaces to be enjoyed by the users.
The design considers the phase construction required for such project. Partial construction of the rear part of the building will provide the space needed for the current office to shift. after the shifting the front part can commence construction after demolishing the existing building. Special care must be taken where the basement retaining walls & mat can be joined so water penetration or leakage can be avoided.
The phasing system would have special retaining walls where the two parts would be connected after new excavation takes place.
The structural system is composed of as- cast R.C.C frame & load bearing/shear walls
The tail end of the site can be used as construction yard& can be used as tennis court or play ground in future.
a gallery and exhibition space has been provided in the upper level that would serve as a link between the two blocks and also provide structural stability. Here different lectures, exhibitions& workshops can take place that would bring enthusiasm to the professional spirit of the users.
The project would provide rich ambiance to the urbanity and promise architecturally a profound presence to our city and the global scenario as well.
